What if the report reveals problems?

If a home inspection reveals problems it does not necessarily mean you should not buy the house. The home inspection is meant to educate you in advance of the purchase of the condition of the property.

Why do I need a home inspection?

A home purchase may be the largest investment of your life. Before you purchase the property you should learn as much as you can including what may need to be repaired.

A home inspection will also point out the positive aspects of the home, as well as required ongoing maintenance that will be needed to keep the property in good shape. By having a professional home inspection you will have a clearer understanding of the home you are purchasing so you can make a confident decision.

A home inspection can also be valuable if you have owned your home for a long period of time. The inspection can identify potential problems and recommend solutions that will potentially save you a great deal of money in the future.

Be an informed buyer.

It is your responsibility to be an informed home buyer. You should always be sure the house you purchase is satisfactory. A careful examination of your potential new home is crucial and could save you a great deal of money in the long run. A home inspection should always be arranged before the purchase of any home. Be sure your contract states that the house purchase is pending the results of the home inspection.

As a home inspector I will:

  • Evaluate the physical condition: the structure, construction and mechanical systems.
  • Identify items that should be repaired or replaced
  • Inspect the major systems (such as electrical, plumbing, heating, air conditioning), equipment, structure and finishes.

A home inspection could save you thousands.

When making a written offer on a home you should insist the contract state the offer is contingent on a home inspection by a qualified home inspector. A home inspection could save you from buying a home in need of thousands of dollars in repairs.
